The Question ….

I love the idea of the callback service to be able to speak with a solicitor or conveyancer, before proceeding with them. What sort of questions does a first time buyer ask their solicitor though?

The Answer ….

Hi Felicity, Usually this question relates to the charges provided by the quote and whether this covers everything required to cover the whole transaction. First Time buyers will obtain a number of quotes from different sources and there will be companies offering various pricing structures.

Essentially first time buyers should look at all quotes on the basis of both legal fees and disbursements. Legal fees are charged by your Conveyancer for acting on your behalf and that of your lender (if applicable).

Disbursements cover things like searches, stamp duty, land registry fees. buyers should also note that they need to budget for surveyor fees, mortgage company fees, removal costs etc.

Buying your first property can be both an expensive and worrying time. It is therefore important as a company, to be as transparent as possible with fees and make sure that on the whole the fees we give at the outset are those charged to the clients at the end of the transaction. Building that relationship with our clients starts right from that first call. Making them feel comfortable and answering their questions can get things moving in the right direction.
